Torus Surveyors was founded in 2019 on the principle that clients are too often shortchanged when it comes to property surveys. For much of the last two decades, the private survey market has been dominated by a handful of large corporate firms. Many have adopted an overly risk-averse and unhelpful reporting style. Too often, purchasers are left with more questions than answers following a survey — or worse still, minor issues are unnecessarily catastrophised.

Estate agents, financial advisers and solicitors are in the fortunate position of dealing with hundreds of surveys every year. You see the good, the bad and the ugly of the profession. Purchasers, on the other hand, are often left shopping around in the dark, encountering only two or three surveyors in their lifetime and lacking the experience to identify quality and reliability.

As an industry, we should be directing purchasers toward trusted, communicative and dependable firms — where there is a clear and open line of communication between all parties whenever issues arise.

What can I refer clients for?

You can refer clients for RICS Home Surveys (Levels 1–3), valuations (including Help to Buy and Shared Ownership), and where appropriate Housing Disrepair reporting and Expert Witness instructions.

How does the referral programme work in practice?

You introduce the client and we take it from there: we confirm the scope and fee directly with the client (or instructing party), arrange the inspection/appointment, and deliver the report. Updates can be provided where appropriate and with the client’s consent. Once a month, you will receive a statement summarising the status of all referred work and monies paid/owed.

Do you cover Liverpool as well as Manchester?

Yes. We operate from our Manchester (Altrincham) and Liverpool offices and cover Greater Manchester, Merseyside and Cheshire. If you have a specific postcode, send it over and we’ll confirm coverage quickly.

Is there anything I need to do before referring?

Just share the client’s name, contact details, property address and what they need (e.g., Level 2 survey, Level 3 survey, valuation, Housing Disrepair report). If it’s a Housing Disrepair or Expert Witness referral, it helps to include a short summary of the issues and any key deadlines.

What services do clients most commonly need?

Most referrals fall into one of four buckets:

  • RICS Home Survey Level 2 (HomeBuyer Report) for standard construction homes in reasonable condition
  • RICS Home Survey Level 3 (Building Survey) for older, altered, unusual or higher-risk properties
  • Valuations for specific purposes (e.g., RICS valuations, Shared Ownership, Help to Buy)
  • Housing Disrepair / Expert Witness reporting where evidence-led inspection and structured reporting is required

How do I know which survey to suggest (Level 2 vs Level 3)?

As a simple rule of thumb: if the property is older, has been extended/altered, is of unusual construction, or you already know there are condition concerns, a Level 3 is usually the safer recommendation. For conventional properties in reasonable condition, a Level 2 is often appropriate. If you’re unsure, refer the enquiry and we’ll advise the client on the most suitable option.

Do you handle Housing Disrepair and Expert Witness referrals?

Yes. We can accept instructions for Housing Disrepair reports and Expert Witness work where appropriate. We will confirm scope, suitability and any required format at enquiry stage (e.g., whether a Scott Schedule and photographs are needed, or whether the matter requires expert evidence).

How do I get started?

Send us the client’s details, property address and what they need, or simply direct the client to our enquiry form. We will then confirm scope and fees directly and book them in.t, unless otherwise agreed now include a loft inspection.
